Building description
Construction
The houses will be built in solid construction. Foundations, floor slabs & intermediate ceilings are made of reinforced concrete. Load-bearing walls will be built in brick or concrete. Reinforcements & statics according to calculations of the responsible civil engineer. The buildings will be designed and constructed according to the current earthquake regulations.
Facades
Concrete/brick, mineral exterior plaster with exterior thermal insulation, and color coating according to architect’s color and material concept.
Plumbing and roofing work
Roofs with the necessary thermal insulation and waterproofing. Rainwater downpipes visible on the outside. All tinsmith work made of non-corrosive materials.
Photovoltaic system (PV)
The sun is our energy source! On each house a PV plant is installed in IN roof. (According to heating / electrical planner) Good reasons for a photovoltaic system:

Balconies
Balcony soffits in exposed concrete, floors with cement coating, balcony parapets plastered according to the architect’s color and material concept.
Metal construction work
Mailbox, entrance door thermally insulated with triple insulating glazing. Locking system with 3-point locking.
Heating / hot water / cooling
Environmentally friendly heat generation by means of an outside air heat pump, according to the heating planner. The heat is distributed via a low-temperature heating system planner. The heat is distributed via a low-temperature floor heating system. Cellars and storage rooms are not heated. Energy reading per house. Cooling function in summer.
Sanitary appliances
The choice of sanitary appliances is up to you and can be considered according to your wishes. A washing machine connection is provided in all houses. The implementation plans according to the sanitary planner are binding.

Ventilation
Interior wet cells and reducits with exhaust air over the roof. Kitchen exhaust air by means of recirculation fume hood with activated carbon filter.
Electrical work
According to the electrical planner to the standard plans corresponding connections for lights, sockets and electrical appliances. Living room and master bedroom with multimedia cabling (TV, telephone, Internet) other rooms empty conduits. Sonnerie with intercom.
Kitchen equipment
The choice of kitchen is up to you and can be considered according to your wishes. Prices include appliances, delivery and installation.

Carpentry work
Interior doors with lining and paneling in decor oak, wardrobe / dresser according to detailed plan architect in decor oak. The built-in wardrobes / dressing room are optional.
Windows
Quality windows in wood-metal with triple insulating glazing, color outside according to architect. Opening types according to execution plan.
Sun protection / shading
Slat blinds with electric drive in bedrooms and living rooms, except in general rooms. According to the specifications of the electrical planner.
Underfloor
Cement subfloor approx. 6-7 cm thick, with heat/sound insulation.
Soundproofing and thermal insulation
Thermal insulation and soundproofing measures are taken. However, the corresponding SIA standards 180 and 181 will be waived.
Floor and wall coverings
Slab coverings: The purchase price includes floor and wall tiles up to a height of 1.20m incl. plinth.
Ceramic tiles: Basic price: CHF 120.- /m2 ready laid (incl.VAT)
Wooden flooring / parquet: basic price: CHF 120.- /m2 ready laid (incl.VAT)
An additional price may be charged for large format tiles and / or special installation methods.
In the general rooms laundry, technology, cellar + balconies are wet in wet abtaloschiert.
Plastering & painting
Gypsum base plaster with 1mm full abrasion & paint coat. Cement base plaster in all wet rooms. Ceilings smoothed and painted.
Construction cleaning
One-time final cleaning of the house before handing over the apartment by the owner.
Surroundings / Exterior
Construction of a rough leveling and fine leveling with seeding (lawn, natural meadow). Access road asphalted.
Remarks
Special requests communicated early to the builder / architect will be taken into account, provided that they do not affect the construction. The buyers of the houses have the possibility to choose all the materials as well as equipment within the scope of the construction description at their own request. This also applies to the choice, in terms of quality and color, for the flooring, wall and floor tiles. Color of the kitchen, etc. The buyers are ready to recognize the companies known to the builder. Additional costs resulting from special requests of the buyer are to be paid directly by them due to the reduction and additional costs calculation. The builder reserves the right to make certain changes without the consent of the homeowners. Deviations of a technical or official nature from the data contained in this description, which do not negatively affect the construction quality, are reserved. Services that are not mentioned in the building description will be carried out in standard quality. All dimensions entered in the floor plans and sections are approximate and raw dimensions. Possible dimensional tolerances according to SIA are permitted. The furniture shown in the plans is not included in the purchase price and is only valid as a furniture proposal, this also applies to the kitchen furniture. The change of ownership costs with notary and land register entry are at the expense of the buyer. The prices are for the year 2022. The inflation can be claimed according to the building index.

The elementary school St.German is opposite the new building (105m). KITA, doctor (Raron), Visp center and Lonza can be reached in about 10 minutes. Connections to Visp (15min) and Raron are available. Call cab to Visp CHF 5.
